TheProject :

Answer: The Great Konkan Valley is a project which has all the benefits of a gated community but it also offers the freedom of an open plot. Generally a plot in a Gated Community has many restrictions which limit the owner’s usage of the property. In many cases we see the buyers are forced to accept developer’s designs leaving lots of usable FSI in vain. In some cases we see restrictions put on owner’s gardening choices and many more. Here in the Great Konkan Valley however there are no such restrictions! Our customers enjoy the same amount of freedom that comes with an open plot along with all the benefits that a close Gated Community offers.

Legal Questions :

Answer : The nature of the Land is Non-Agricultural (N.A.) The Layout is approved by the Town Planning Authority of Ratnagiri District and has been sanctioned by the Collector of Ratnagiri.

Answer : Neither. As we’ve mentioned before the Layout is approved by the Town Planning Authority of Ratnagiri District and has been sanctioned by the Collector of Ratnagiri. So this project is a Collector Sanctioned Residential Open N.A. Plot Project.

Answer : Yes, after execution of Sale Deed you will get the individual 7/12 with your name on it in 30 days (subject to statutory modification/conditions).

Answer : We’re sorry for your past experiences and we understand exactly what risks you could foresee, but at The Great Konkan Valley you have nothing to worry. We, Protech Infrastructural Services Ltd, assure you that our right, title and interest in the property is absolute, clear and marketable and without any encumbrances of whatsoever nature and you will have an individual 7/12 extract with your name on it. We assure you that as far as the Great Konkan Valley is concerned, the Legal Risks are none. You can check this off your list and utilize your time in selecting plots of your liking or designs of bungalows you want! Our legal department is always ready to assist you with any other difficulties, questions or doubts you may have.

Answer: You will get the exact Square Footage as it is mentioned on the Town Planning approved map of the plot and as will be mentioned in the Agreement of Sale. We have complied with all the rules and regulations of the Town Planning and other concerned authorities while executing the project and we have never compromised with the quality of the development in any way.

Answer : You will only have to carry Passport Size Photographs (Quantity: 2), Copy of PAN Card (Quantity: 1) that’s all.

Answer : Once you have signed the booking agreement all the legal as well as project related documents would be made available at our project office for your kind reference.

The Bungalow :

Answer : This is where we shine the best among our peers. We offer you all sorts of help here. Because this is our main line of work, we build homes. First and foremost let us tell you that we’re not going to put any restriction about how you build your home. In many cases of gated community project there are so many restrictions about how the owner is supposed to build a house on his property but this won’t be the case here. We offer our support in Architectural Planning, RCC Planning, Plan Passing (from concerned authority), foundation, constructing framework, and also designing interiors. You are free to avail any of the above service from us. It’s your choice. We even offer a complete Lock and Key contract where we do everything for you from planning to building to interior. And of course you can do all the things by yourself as well. In many cases our buyer’s professions are related to construction and they wish to do things their own way and we understand this. That’s why we’re offering support instead of putting any restrictions!

Answer:  Absolutely. And we’re here to encourage you for the same. You can list your property online, on apps or with the local brokers. You can have us list it for you. So whenever you’re not using your bungalow for yourself, you can put it up for short term lodging and earn good income. It’ll be an additional help in the maintenance of the bungalow. And we will support you with this.

TheElectricity :

Answer: The provision of electricity has been successfully completed. All plots will get a direct single phase electric connection. We have finished installing two transformers of 100 HP [even though only one was suggested and needed]. We’ve also finished the work of tower lines. All of this was done after obtaining the permissions from the concerned authorities. So be assured that you will feel being home.

LoanFacility :

Answer: Yes, there is. Our project is an N.A. Sanctioned pilot projects and banks avail loans for our project. We have all the documentation ready. We have followed all the procedures, rules, laws and have left no discrepancy. Our file has been successfully and completely well equipped. We’re in the process of approving our project a loan facility from a few prominent banks and financial institutions, which should be available shortly. And you can avail the loan from a bank of your liking as well, we’ll give you all the needed support from our side any time you want.

TheWater :

Answer: We are very happy and proud that we have ample and unprecedented supply of water, because water usually is a big concern for the buyer and its scarcity causes a lot of problems. There are more than 8 places in the project from where we can easily tap into soft groundwater. So far we’ve used just one and that’s been more than sufficient for all the heavy development that has happened in the project for last 9 months! On top of that we’ve constructed a watch tower with two water tanks in it with storage capacity of 85000 litres! All of the plots will receive water at all times from these tanks via a pipeline network that we’ve installed underground! There will be no need for you to construct a water storage tank of your own. You can receive water just as you do in your home by flipping the water tap! So be assured that you will have ample supply of water at all times.

TheCompound :

Answer: As we’ve mentioned in our brochure we’re constructing a strong Stone Compound for each plot in our project! From the beginning we had one goal in our mind and that was to be better than others. One of our key policy of this project has been of “making no compromises in the development” That’s why when it was time to decide what type of compound we should offer our future customers we unanimously came to the conclusion that we should give them a strong and firm “Stone Compound” And what better is there in konkan region than the iconic Laterite Stone.

TheMaintenance :

Answer : One of the biggest worry for any property owner is its maintenance. All of our experience has taught us one thing that people are genuinely concerned about the maintenance of their plot, bungalow and they want it to be well maintained. Because when you come to visit your weekend home the last thing you want to do is cleaning. When you visit your second home you are entitled to relaxation and rest that will re-energize you for your stressful city life. With this understanding in our mind we decided to keep an in house maintenance team at all times on the project. This skilled maintenance team will do the job of well maintaining your plot or bungalow. They are trained to take good care of your bungalow, plantation or garden.

Security Arrangement :

Answer: Another worry a property owner always has is the security of the property and the security in the neighborhood. Although Dapoli is among the safest places in all of Maharashtra we decided to make our project more secure than any other because this is something that we absolutely cannot leave to chances. That’s why we decided to have entire project to be secured by a strong External Stone Compound wall along with a 24/7 CCTV surveillance and security personnel who will stand duty day and night. Our customer’s security comes first and is above all else. And that’s why we’re going the extra mile and rest assured that you will never ever have to worry about the security of your property
